What happens during a boiler service, and why it matters

Most boiler manufacturers recommend a service every 12 months, and many require it to keep the warranty valid. But what actually happens during a service?
What the engineer checks
A thorough annual service typically includes:
A visual inspection of the boiler, flue and pipework for damage, corrosion or leaks.
Checking the gas pressure and gas rate are correct.
A gas tightness test.
A flue gas analysis to measure combustion and check carbon monoxide levels.
Inspecting and, where needed, cleaning the burner, heat exchanger and condensate trap.
Testing safety devices and controls.
Checking the system pressure and expansion vessel.
Cleaning the magnetic filter, if one is fitted.
You should receive a service record when the work is done. Keep it with your boiler paperwork for the warranty.
Why yearly servicing matters
Safety: a service checks for faults that can lead to carbon monoxide leaks.
Warranty: missing a service can invalidate a manufacturer's warranty.
Efficiency: a clean, well-adjusted boiler uses less gas.
Reliability: small problems are found before they become a winter breakdown.
When to book
Late summer and early autumn are ideal. Engineers are less busy than in the first cold weeks of winter, and any parts can be ordered before you need your heating.
